<p><strong>Position summary:</strong></p>
<p>We&rsquo;re looking for someone who has a passion for operations and customer service. This position will ensure Rung&rsquo;s campus is maintained and operating at optimal levels, and that every guest has a safe and joyful experience. This role coordinates with a wide range of events and external partners to include property and grounds managers, public utilities, and office supply and equipment vendors. If you have a knack for anticipating problems, get excited about the to-do lists, like variety in your day, and are solutions-oriented, then this position is for you.&nbsp;</p>

<p><strong>Schedule:</strong>&nbsp;12:00 pm &ndash; 8:30pm Monday &ndash; Thursday, and varies including weekends (Friday, Saturday, and Sunday)</p>

<p><strong>What you will do:</strong></p>
<p>Ensure the campus is well-maintained and operating at full performance by:</p>
<ul>
<li>Making safety and cleanliness a priority and knowing when to dispatch the appropriate service providers to resolve issues when they arise&nbsp;</li>
<li>Perform conference space setup and teardown needs. Setup and teardown can include moving, lifting and stacking chairs and tables (6ft, 8ft, 10ft round and long tables).&nbsp;</li>
<li>Inspecting campus daily to identify maintenance and replenish supply needs&nbsp;</li>
<li>Triaging maintenance, office equipment, and IT service requests, dispatch appropriately, and track through resolution. This can include climbing ladders and walking the building exterior.&nbsp;</li>
<li>Submitting and coordinating the resolution of requests for maintenance, IT issues and other building related issues with our contracted partners&nbsp;</li>
<li>Developing, maintaining, and ensuring adherence to operations and safety policies and protocols&nbsp;</li>
<li>Coordinating ongoing safety training and drills&nbsp;</li>
<li>Managing inventory of building and office supplies, child watch supplies, beverage station, vending machines, and building physical assets to ensure minimal loss. This can include lifting and moving boxes weighing 20-40 lbs, pushing trash bins throughout the building, and lifting them into the dumpster. &nbsp;</li>
<li>Ensuring that new staff are oriented and onboarded to the Rung for Women Campus, making them aware of building procedures and safety protocols&nbsp;</li>
<li>Working with Director of Operations to off-board and collect equipment when staff transition&nbsp;</li>
<li>Assist in the preparation of regularly scheduled reports (i.e., proper utilization of door access cards by staff, etc.)&nbsp;</li>
<li>Maintaining and updating the contact list for current vendors and contractors, in addition to tracking and scheduling annual and semi-annual building inspection due dates&nbsp;</li>
<li>Train staff on how to use Audio Visual Technology&nbsp;</li>
<li>Assist with tracking and troubleshooting technology issues&nbsp;</li>
<li>Other duties as assigned&nbsp;</li>
</ul>

<li>At least two years of facilities management and experience&nbsp;</li>
<li>A bachelor's degree in business management, hospitality, or a related field preferred&nbsp;</li>

<li>Commitment to customer service&nbsp;</li>

This person will be responsible for two adjacent professional office buildings, one of which includes lab space. Experience performing preventative maintenance and troubleshooting on central HVAC systems, hydronic systems, and commercial building mechanical equipment strongly preferred. EPA 608 certification or equivalent HVAC experience preferred.<br><br><strong>YOUR DAY-TO-DAY WORK </strong></span></p>

This 90,000 sq ft innovation campus includes professional office space, laboratory environments, parking areas, and surrounding grounds.<br><br>This role is primarily responsible for executing preventative maintenance programs and performing responsive maintenance on mechanical, electrical, and plumbing systems to ensure safe and efficient building operations. Some work will be performed independently, while other tasks will involve coordination with internal staff and external vendors.<br><br>You will report to the Facilities &amp; Community Operations Manager.<br><br><strong>Key responsibilities: </strong></span></p>

<li>Perform preventative and responsive maintenance on mechanical, electrical, and plumbing systems per manufacturer recommendations and CIC standards.</li>
<li>Inspect and maintain HVAC equipment: chillers, cooling towers, pumps, fan coil units, VAV systems, and air distribution systems.</li>
<li>Monitor building systems through the Building Automation System (BAS) and investigate alarms or operational issues.</li>
<li>Conduct regular building inspections of mechanical rooms, equipment spaces, and rooftop equipment to identify maintenance or safety issues.</li>
<li>Complete work orders, small repairs, and preventative maintenance tasks using the internal tracking system.</li>
<li>Diagnose and troubleshoot building systems, including urgent or emergency situations.</li>
<li>Maintain accurate service records and preventative maintenance documentation for all equipment and systems.</li>
<li>Assist with maintenance projects, capital improvements, and vendor coordination.</li>
<li>Keep mechanical spaces, tools, and maintenance areas organized.</li>
<li>Respond to after-hours building system emergencies as needed.</li>
<li>Support other facilities or community operations tasks as needed.</li>

<li>Experience with commercial HVAC systems, hydronic systems, and preventative maintenance programs is strongly preferred.</li>
<li>EPA 608 certification or equivalent HVAC experience preferred.</li>
<li>Basic computer literacy and ability to operate a range of standard office equipment; familiarity with work order systems, experience with Building Engines preferred.</li>
<li>The ability to read printed material, drawings and schematics and understand information presented orally and in writing.</li>
<li>Availability to work from 8am-4pm, Monday through Friday.</li>
<li>Availability for shift work and on call outside of normal business hours when necessary, such as priority/emergency situations.</li>
</ul>

<p><strong>Physical Requirements&nbsp;</strong></p>
